Once we find properties that are in line with your event preferences, we will reach out to the homeowners to find out if their home is available and rental options.

The process to rent a property:

  • locate properties that fit your event preferences
  • we create a scouting agreement with a recap of the properties to scout, viewing fee, hours of usage, date(s) and guest count for your approval
  • we show you the properties
  • if you like any of the properties, we ask you for your revised wish list since you have scouted the property and submit to the owner to dial in the rental fee (if you add additional access, etc).
  • Once you and the owner agree to the deal points, we create a contract for review.

Additional Fees;

  1. site reps and or off-duty security officers
  2. cleaning fee – usually runs between $300 and $500
  3. refundable security deposit – not held by the owner
  4. event insurance  – our clients pull a certificate from a reputable insurance company

Gianna & Company has access to thousands of private estates across the Greater Los Angeles area. To help us find your ideal property, please provide the following details when you inquire.

Guest Count

Your highest anticipated number of attendees.

Event Type

Wedding, birthday, anniversary, corporate event, product launch, proposal, automotive press event, or influencer event.

Event Schedule

Start and end times, including guest arrival and departure.

Event Style

Ceremony, cocktail party, seated dinner, or other.

Setup & Load-In

Will you need access before the event for setup? Teardown is required the day after the event.

Style Preferences

Any specific architectural or design features you envision.

Location

Preferred area in Los Angeles.

Client Details

Corporate or private — homeowners appreciate this information.

Transportation

Shuttle, valet, or rideshare (Uber/Lyft). Some neighborhoods cannot accommodate valet for larger guest counts.

Scouting & Booking

Once we identify suitable estates, we provide a scouting agreement outlining estimated rental rates and fees, guest count and event hours, access times, and viewing fees — which are applied toward the rental if you book the property.

Private estate rentals start at $20,000 and can exceed $100,000 depending on the property, days of use, and guest count. We recommend keeping the venue fee under 25% of your total event budget, as all elements must be brought onsite.
